Final Walk-Through Inspection
The final walk-through is your last systems check before taking ownership. At this point, all contingencies in the Purchase Agreement should be satisfied, repairs completed if agreed upon, and the seller’s belongings removed from the property. This walkthrough typically happens the day before or the day of closing and confirms the home is exactly as expected before the keys change hands.
Closing
Once you’re satisfied, it’s time to cross the finish line. You, the seller, and the closing agent will sign the settlement documents outlining all financial details of the transaction. You’ll finalize your loan paperwork and submit the remaining balance of your down payment and closing costs, either via certified funds or electronic wire, as instructed.
After everything is signed and funds are received, the deed is recorded with the County Recorder’s office. At that moment, ownership officially transfers to you and the keys are yours.
